Who are the good lenders and what type of programs do they offer?

    Finding the best lender is extremely challenging in today's financial environment. Every lender promotes they have the best rates and customer service.

    Selecting a lender is more important. Your lender should be someone who understands your business well

    A good lender and broker (brokers are actually better to use in a commercial transaction versus a lender, more on that later) should have a combination of qualities.

    1) Obviously competitive rate and fees are a must - remember the guy quoting you a low rate way outside of the rest of the quotes you receive is typically full of it and is very adept at using bait and switch tactics - most rate and fees will be in a a range - throw out the obvious BS'ers
    2) A deep bench of different programs to offer - commercial deals are structured - they don't come neatly packaged in one size fits all
    3) A proven track record of success, honesty and industry knowledge
    4) Availability - they should be there when you need them ( no more bankers hours)
    5) They should know business in general - not just finance
