now 1 year after bk...had litigation issues for nearly 5 years when lawyers said to file ..w2 earner....no mortg lates for over 4 years during litigation period becuz hse paid off which started litigation issue....hse finally quit claimed to settle litigation....,,,no foreclosure or shortsale...want to get a commitment letter if I find something to buy prior to 2 to 3 year time period for seasoned bk....may need 203k or equivalent to fix up house since lots of fixer uppers are bountiful!!!

    I can do 12 months out of a chapter 7 with a higher down payment and the property doesn't have to be up to FHA standards...

    When applying for a loan after bankruptcy there is usually waiting period that can be anywhere from 2-7 years depending on the next down payment, your financial record since the bankruptcy, current finances, and the circumstances of the bankruptcy. Fortunately, my company (iServe Residential Lending) can give a mortgage after a bankruptcy due to certain circumstances or if there are other compensating factors and strengths to the file.     You should be able to do a 203K Rehab under FHA with one year clean credit history. I do them all the time. If you haven't found a lender yet, I would be delighted to assist you. I work for a federally chartered bank and we are able to do loans other lenders cannot get approved.
