Building a SFD in very stable market. Gross income at $500k. Good DTI ratio. FICO glitch due to divorce - some consumer credit balances and one late payment.

    My suggestion -to have two loans - 1st is $417,000 as regular conventional loan with much better interest rate and second loan as $122,000.

    I have one lender who can do 80% ltv and 90 CLTV means we have to do 2 loans, 2 different lenders and 2 different underwriters, as long as there is no mortgage late we should be good, underwriter have Final say so.
